Terms & Condition. This is your contract
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form.
This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via email in the way of a booking form.
The price of your caravan holiday includes passes into the Butlins Skegness Resort for all members of your party that you have provided details for.
Tattershall Lakes passes are available separately and NOT included in the price.
A £100 non-refundable deposit must be received on making a Booking. (£130 for the lodges/caravans at Tattershall Lakes) This payment will secure your holiday and a receipt/booking form for the deposit will be emailed to you along with a balance statement.
The final balance for your holiday will be due 8 weeks prior to your holiday start date. Please note a reminder may not be issued for this payment.
If your payment does not reach us by the due date, we reserve the right to re-let the caravan/Lodge. If you are experiencing difficulties, please just let us know.
In addition to the cost of your holiday a £100 refundable security bond/deposit will be charged. (£125 for Tattershall Lakes Lodges) The refundable security bond/deposit is refundable upon full satisfactory inspection of the caravan/Lodge.
(No damage or loss and that the caravan/Lodge is left clean & tidy as found) Charges will apply where extra cleaning is needed.
If breakages are not reported to CJ’s Holiday Homes at the time, then repairs or replacements will be charged to the hirer. This includes all baby items. (Travel Cot, Bed Guards & Highchairs)
Butlins: Where linen is hired, we ask that you strip linen only off the beds at the end of your stay and place in the bags you received it in. If beds are made up for your arrival, please leave in the shower room.
A £5 fee will apply or be deducted from your security bond if not adhered to. Our linen company will collect on your departure.
Tattershall Lakes: Although linen is provided and beds made up for arrival, please strip the linen only off the beds at the end of your stay and leave in the shower room.

If you need to cancel your holiday for a valid reason after the balance has been paid and providing it is within 8 weeks prior to your break, We will withhold the non refundable booking deposit and 30% of holiday balance to cover administration/fixed costs. After this time no refund will be given. Even last minute bookings (Exceptional circumstances not included also COVID-19. However we may be able to change your dates. Please ask.)
Please check all booking forms are correct once you have received them as amendments after this time will be chargeable. Any alterations to booking forms once received by Butlins will be charged at £35 per alteration.
Any further passes not stated at the time of booking will also be charged for plus a £35 Butlins administration charge. (Not applicable for the Lodges/caravans at Tattershall Lakes)
The Check-in time is 4.00pm & Check-out time is 10.00am. This is both Butlins & Tattershall Lakes.
You are advised to check the inventory on taking over the caravan/Lodge. We are unable to accept responsibility for any defects or losses not reported to ourselves within 24 hours of your arrival.
On the day of departure, you must vacate your caravan/Lodge no later than 10.00am and the caravan/Lodge should be left in a clean & tidy condition as found.
If any guest stays beyond this time further charges will apply at a rate of £25 per hour to be deducted from your security bond. (Arrangements can be made for a later check out on some occasions)
The hirer is responsible for all members of the party and must make good any losses, breakages or damage done to the caravan/Lodge or its contents during their stay.
Prior to departure, all keys must be returned to Guest Services/Key safe for the Lodge. Failure to do so may result in loss of security bond.
No smoking or pets allowed in caravan/Lodge. Anyone found smoking or having pets could be asked to leave with no refund. (Where agreed about pets then this does not apply)
We the owners will not be liable for any injury or death, loss of property, damage suffered by the hirer or any member of your party, your belongings are also your own risk during your stay.
Please Note:
We can provide a travel cot, bed guard and highchair but these will be used at your own risk. We accept no responsibility for injury or loss. These are our own personal property so please use carefully and fully clean them after use so that they are clean for our next guests. If baby items are not left clean and usable then you will lose your bond. If any are broken and this hasn’t been reported to CJ’s Holiday Homes, we will keep all your security bond. (This would also not be fair to the next family) However if I am made aware then only a portion of bond would be kept if needed.
Butlins Skegness/Tattershall Lakes is a family holiday park and anyone in your party whose unreasonable conduct or behaviour causes a nuisance to any other persons on the park will be asked to leave immediately and no refund given.
CJ’s Holiday Homes will not accept groups, or all male/female parties under 27 years of age.
Some Butlins/Tattershall Lakes facilities/entertainment may not be in operation during the season for which we have no control or influence over and do not accept responsibility for at any time.
We have no control over their facilities having to close due to exceptional circumstances, including COVID-19. No refunds will be given.
Should accommodation booked become unavailable due to responsibility beyond our control, we will inform you and an alternative accommodation or date will be offered to you where & if possible.
We cannot accept liability for alterations to Butlins/Tattershall Lakes facilities and resort from those advertised.
COVID-19 is now part of our normal daily lives. We will not be refunding if your local area goes into lock down or anyone is ill with COVID-19 or COVID-19 symptoms or if you have been told to self isolate.
If either Butlins Skegness or Tattershall Lakes has to close due to lock down we will be happy to move your brake to another date
